REALTOR, Property Manager, Certified REO Specialist, Home Retention (Loan Mod) Consultant, Short Sale & Pre-Foreclosure Specialist, BPO Valuation Specialist FINANCIAL/PHYSICAL RESOURCES: I have the financial, and team, resources to market, stage and/or maintain, an unlimited quantity of properties, REO's, including monthly utilities, re-keys, trash-outs, light maintenance, boarding, winterizing, minor repairs, BPO's and marketing, through closing. PROPERTY MANAGEMENT: I am experienced in maintaining the highest value of both private and REO assets. I have a list of preferred vendors that can supply interior cleaning, exterior landscaping, trash outs and minor repairs, as necessary. I have 10 years of experience negotiating with tenants and have worked successfully to have Owners vacate defaulted/foreclosed properties. RESPONSE TIME: I am always quick to respond. If calls, and/or emails, are not answered immediately, they are returned within 4-24 hours. All properties are secured promptly, upon assignment, with a visit in less than 24-hours to assess occupancy. All locks are re-keyed, and properties secured, upon vacancy. THE TEAM: I have a team of 4 professionals working with me to maintain REO properties. Each team member can easily handle a portfolio of up to 50 units. I also have several "competitive Broker Agents" desiring to be part of our team! We can easily expand, to provide additional support in account servicing. And, with a personal database of over 2000 Sellers, Buyers and Investors, we get results now. COVERAGE AREA: I cover the entire Washington Metropolitan Area, including ALL Maryland Counties - (DC & Northern Virginia - with Broker co-op). REFERENCES: I am a Certified, by Harris Real Estate University, as an REO Specialist. I specialize in loan modifications, for those clients who wish to prevent foreclosures. I am currently an approved Vendor for Ocwen Realty Advisors, Titanium Solutions and HUD Home Source, among others. I have successfully closed retail and wholesale properties, commercial and multi-family, pre-foreclosures, short sales and auctioned properties, all with an estimated 98% approval rating.
