A mortgage plan enabling a customer to enter into a rent-to-own contract with a third-party holding company, in order to enable the customer to purchase an asset such as a home, auto, boat, etc. In lieu of earnest money, the customer may sign a promissory note equal to a predetermined percentage of the purchase price of the home, or a predetermined fixed amount, whichever is greater, for the benefit of the holding company and a loan guarantor. The holding company may contract with a builder to construct the home. A lender may finance the holding company's home purchase with a commercial loan, guaranteed by the loan guarantor. After closing, the customer may move into the home as a renter. A predetermined number of periodic rental payments are made by the customer/renter; from these payments, the guarantor's fee is paid, and the remainder is escrowed. The escrowed funds may then be used as the customer's down payment to purchase the home from the holding company, financed by the lender with a mortgage solely in the customer's name.

An example apparatus includes: a plate configured to move along an underlying surface via a layer of fluid disposed in a gap between the plate and the underlying surface, where pressurized fluid forms the layer of fluid in the gap; a first rack gear coupled to the plate and meshing with a first gear; and a second rack gear coupled to a second gear. The second rack gear is fixed, and the second gear is coupled to the first gear. The pressurized fluid in the gap repels the plate away from the underlying surface, thereby causing (i) the first rack gear to move linearly and the first gear to rotate, (ii) the second gear to rotate and move along the second rack gear, and (iii) the plate to move along the underlying surface.

The closure device may be used to seal bottles or other liquid containers, while avoiding contamination by 2,4,6-Trichloroanisole (TCA). The closure device may include a sleeve that is inserted into the neck of a bottle. A stopper may be inserted into the sleeve to seal the bottle. To prevent TCA contamination, the stopper may include a stopper cap made of a TCA scavenger material, providing a barrier between the stopper and the contents of the bottle. A filter may be added to remove particulates and impurities from the contents when poured from the unstoppered bottle. Various types and shapes of filters may be used, and the filter may include a spring or other movement assistance or a ventilation mechanism. In some embodiments, the sleeve may be removably attached to the bottle, such as by interfacing threading, or to the filter, such as by frangible connectors.
