Jennifer Niederhauser helps clients sell and buy homes in the historic neighborhoods of Denver and surrounding areas, including predominantly Cherry Hills Village and Greenwood Village. Jennifer has been in real estate since 2004 and the majority of her business comes from personal referrals. Jennifer has lived in Colorado since she was seven years old, first in Summit County where she became a rock star skier at an early age, then attended high school in the Cherry Creek School District, and went on to receive her undergraduate degree from Claremont McKenna college in southern California. Before embarking on her real estate career, Jennifer was a happy techie. She never wrote code, but she created custom software products for business-oriented end users in a variety of fields including health care and cable television. However, she travelled about two or three weeks every month, and that arrangement was not sustainable given the realities of family life. Jennifer has two sons, eleven and five. Her children attend West Middle School and Cherry Hills Village Elementary School in the Cherry Creek School District for 2013/2014 and beyond. Jennifer enjoys hiking, skiing, cooking, reading and making her children eat crazy things like raw vegetables, nori, and goat cheese. Finding the right home for each buyer is more than asking how many bedrooms and bathrooms. Knowing the existing and developing character of each neighborhood, the values of homes, and how architecture, history, and modern living all combine into creating a sense of place, make her a unique real estate consultant and advisor. Most importantly, throughout her life she has cultivated keen listening skills and her buyers actually feel that she hears what they want and need. She works doggedly until her buyers find the right home at the right price in the right neighborhood. When working with sellers, she carefully analyzes property values in her client’s neighborhood so that their home is not overpriced, missing the hottest time when first on the market; nor is the home underpriced, leaving real money on the table. Often the final pricing is more art than science, and Jennifer draws on her keen instinct as well as her market experience sharpened over the past decade of listing homes in some of the most desirable sections of the city. Jennifer also has a well-developed aesthetic sense and often assists her clients with staging their properties in order to best showcase the listing in the context of its neighborhood, and the inherent characteristics and advantages of the specific property. Jennifer’s listings often go under contract well below the “average” time on market for similarly-situated properties. When drafting contracts, Jennifer is careful to clarify difficult situations and issues in order to minimize the likelihood for disagreements or misunderstandings as her clients move toward closing. Jennifer believes that accuracy in her written product and constant communication with both her clients and the parties on the other side of the transaction ensure that her clients’ needs and desires are ultimately exceeded. She negotiates her deals with intelligence, understanding, and ingenuity. Often she finds a way to make both sides happy even when at first blush the issue looks unsolvable. Ultimately, Jennifer’s clients trust her to successfully guide them through the process of acquiring a new home, or selling their existing home.
